I got pre approved for 400k, and I have down payment and everything ready to go, just wondering if anyone familiar with the area has some advice whether to buy now and get in the door or if its better to have a little more patience and wait for summer and election to be over hoping prices will drop.

Masshousing actually does have pmi but they roll it into the interest rate.  

When making a sustainable project, sustainability rated or otherwise, would this help pre-sell, in your opinion?

@Kenneth Shultz,I *think*, but will let the experts chime in here, that you CAN roll over funds from a regular IRA into a Solo 401K.

I myself am on episode 101 currently, so I'll be caught up within the next month or so :-) Yeah I am super stoked to get the ball rolling and I wanted to shout out to the folks that help inspire newbie real estate investors like myself to get off the procrastination couch and just DO IT!
