When people wait for a tenant they get desperate and will take tenants that don't meet income thresholds, have records, etc.

But personally I would start by attending a local REI club meeting and finding out if they offer a wholesaling class.

Having a meeting of local investors tomorrow at 6:30p at Bar Louie downtown.

Every company will have their quirks that frustrate the hell out of you, so you will have to adjust to meet what they need. 

If any other BPers are heading out there, I'd love to meet up.

Would be interested in forming a group of like minded to meet once a month to discuss these and more.  

I hope to have a few days in Oct to get there and meet some folks that can do the work but last time I tried this in July, I had 5 GCs lined up to meet me over a 2 day time span I was in the atea and none of them showed up wasting my time and ultimately stalling the projects.  

In a hot market just list and sell it.. no mystery..
