3 colleges, a casino, an airport, big medical center....crime rate is a little high but coming from New York it doesn’t feel bad.

I'm positive you'd be able to find one that fits your needsFlipping/Rentals - you'll be hard pressed to find deals to flip, but the rental market is strong.Foster resources - I don't have any background/history about fostering, but with Duke University and the UNC medical systems - I'm sure you could find the necessary resources and support groups.

The other 10% like heath/medical issues that money cannot help, that is religion.

Life happens, sometimes it's personal, sometimes it's medical.. you don't know, your biggest concern should be  figuring out the one where it's most likely you'll get paid. 

Only a medical professional that is treating the tenant for a medical condition can "prescribe" emotional support animals. 

In many instances, there isn't even a "pet" to charge additional fees to or for since many states consider them to be "medical devices." 

"Average" medical doctors, and "FIRE" Doctors are very different, as always you shouldn't make assumptions about people, but I 100% have seen folks like I described above, as well as the FIRE ones.

While not opposed, we've never knowingly rented to a medical professional, yet.

It grim I know, but under the idea of real estate investors helping our clients, this option affords some of these patients the opportunity to help with their medical expenses.
