I would likely be looking to hold this for 5 years and then evaluate the market.

Capable of evaluating the possibilities of structural or electrical damage as well as any damage to the plumbing of the house. 

We are considering walking away - we were happy to find the investor and I'm sure we can all relate to not wanting to miss out on a deal so I'm just trying to figure out if there is anything else I can do to evaluate this property more thoroughly. 

I have also been checking for HUD and pre/foreclosures trying to get a repeatable criteria and process for evaluating properties here.

The risk is that you can not get in the house to evaluate repairs needed. 

I was doing the evaluations, estimates and repairs for a mother/daughter team that were flipping houses.  

I cannot recall which podcast it was, but I believe one of the guests said they self-evaluated themselves with an integrity check to ensure they kept doing what was necessary for their day job.
