So definitely at least one lawyer for you but the father may need to do some legal work too before he can sell, if the court appoints  him conservator.

I would go look at houses with her, compare prices, estimate costs of renovations with her and my father(who worked many summers when younger working construction jobs, as did I) and always learning about what specific things people focused on while looking for houses.

You could easily pay $500k for 3/2 in 97217 to live in a 3/10 rated school area.You want decent schools but cheaper than Lake O, maybe try Tualatin or father out towards Sherwood, though idk what Sherwood schools are rated, or parts of Vancouver.
