Looking to buy a few 4-plexes in the next 1-2 years.

I'm looking to possibly flip or use the BRRR method to build a portfolio. 

We became accidental landlords when  we decided to move back  to San Diego. 

Purchase price: $390,000 Cash invested: $120,000 I purchased a four-plex for $390,000 where each unit was originally rented at $400 per month on a month-to-month basis.

In order to benefit from a 1031 exchange to defer my taxes will I need to convert my primary residence into a rental property and if I do, what's the minimum amount of time that I need in order to hold it as a rental to make sure it qualifies for a 1031 exchange?
