I also learned a great deal about renovations, rental laws as well as interacting with tenants. 

If you think  you all may work together on future deals it is a great way to establish a working relationship on a smaller property, but I always encourage people to make decisions based off the numbers!

Thanks Jake,I'm looking at the Jersey Shore and listing with local realtors, who typically take 12% to fill the rental week, collect payment and handle most small issues that arise during the week and interact with the tenants.

Just had some interaction with MIB Services in my day job.

They also gave me numbers to work with very readily and encouraged that I ask many questions to each Lender and choose who I think is the right fit for me.

Affordable housing is important for the long term viability of the middle class in big cities but maybe the government doesn't have a right to commandeer private property in order to meet their goals. maybe they need to be funding affordable housing initiatives by encouraging development or providing housing vouchers beyond what the Feds do. just a thought.
