If they're appraisals by appraisers for the purpose of determining market value, then I would dig deeper as those are typically based on comps, and if you can't find comps then where are they getting them from?

If all this is intimitating, you might want to look at performing loans, great way to dip your toe into the water and get aclimated before diving in head first.

Do not jump in the deep end before knowing how to do calculations like cap rate, ROI, COCR, etc.Even numbers can lie, and make sure you can verify the property values, projected rents, etc. before you dive in.
