There were many months where this stupid note was costing me 1-2k a month in legal fees (and due to the circumstances yes, we had to go forward) and the old cliché about "you only need to set aside 3k for legal" would have sent me straight to bankruptcy. 

That would be a problem.But as long as the grass is cut, trash is put out, and junk doesn't pile up outside, I agree with the majority - let him stew in his juices.

Use the strongest bleach you can buy - some of the cheap brands the % of sodium hypochlorite is cut with water - and it will be safe but aethetically unpleasing.

Contractor said $20K is barely cutting it but $30K will take care of everything.

When you are dealing with a lot of rents per month, sometimes you need a person to talk to in order to get things straight when there's an issue.

So sharing a room now isn’t the end of the world but as they enter their teenage years having separate rooms will just cut down on the drama.

If you have even a slight chance of winning the argument, that call from the board will likely put the fear of God in the property manager and he will cut you loose rather than face an investigation from the state.

As you can see this is not a straight line, it's a curve.
