Chris, I'm less familiar with how you can access this in Texas (though I have property there), but I typically would use a two-state process.

By doing this 20-25% a year is achievable.The problem is there are lots of pretty shonky operators out there claiming 20% a month which makes this very respectable return look weak.Anyway, I think if you're prepared to put in the effort options trading is a good diversification to all your real estate efforts...My 2c anyway...Chris
