Many of the investors in our note fund use their self directed IRA so they can build income without having a lift a finger, and their capital is spread across hundreds of notes in our portfolio. 

There are a few bad apples, but that to be expected.

I'm assuming you either need major collateral, major assets at the bank, or doing millions+ in revenue (like Apple or Microsoft).

It's up to you but I would collect an addition security deposit because when they move out I can guarantee they will not lift a finger to fix the lawn.

I personally was hoping to do the heavy lifting when it comes to reno and potentially management while they were to provide the down payment.

It has been lifted and a foundation has been poured about 20 years ago.
