Have any landlords out there had any experience with Tom from AGP Evictions up in Apple Valley, Victorville, or the high dessert?

If you can get people to show up to UC Merced you can get them to go anywhere...So while that doesn't exactly provide an apples to apples comparison to Georgia you probably know how Georgia, Georgia State, etc. are doing when it comes to enrollment.  

The print story linked below only mentions AirBnB but the TV coverage leads it with "AirBnB renters found with guns and drugs".  

You have and must use (so we compare apples to apples) a good property manager anywhere you buy.3.

Pay attention to the construction, the drawer tracks, etc. and make sure you are comparing apples to apples.

You can't believe everything you see on tv anyway.I would suggest talking to some people locally who have built large construction projects like you are doing and ask them as many questions as possible and seek their advice.

Apple's facility is nowhere near downtown and is very close to Cedar Park which has some great rental options at 1% with high probability of appreciation.
