What @Christopher Bowen was originally asking about was referring to DOS...which is such a mis understood thing....It's funny.....in TX...attorneys' tell people NOT to do a LO because of the DOS...yet they then sell a wrap package...uuuummm....hellooo..DOS!!!

Am, I correct to understand that I should have the seller contact their mortgage company and show me proof of payoff; before I make the seller an offer?

Am I able to make an offer on a home listed on the MLS with a listing agent, place it under contract, then essentially forward that contract over to another investor and take a wholesale commission? 

I have already spoken to the arborist about showing up without notice, but my question is.....Am I required to give the tenant 24 hour notice if whomever I contract will not be working inside the house?

Am I smoking crack? 

Then I look up 3 hours later and say "Why am I reading about this?
