When proceeds from settlement go to you or originate from settlement you might attend to ensure things go smoothly.....as if your funds do originate out of settlement you have a more complex transaction, so being there is a good idea if anything needs to be addressed from your standpoint.

If the place was flooded, that needs to be disclosed by you and the agent.Maybe the old agent is expecting to get hammered on the flood matter and just running away from the issue, not the way to address it, sometimes a broker will say stop communicating with this guy, that could be where you are while they wait for notice of a suit.

Find out what that motivation was and address the problem/need, then offer a solution that will solve it and ask to move forward (close the sale.)

The flooding issue may need to be addressed further but find out what your exact responsibilities are rather than just addressing them ad hoc as an earnest novice.
