One thing I'd suggest, is put in your contract the cost of scrapping of doors/window trim/walls, because when people are irresponsible, their dogs get anxiety and stuff like that happens.

Also, if you are going to finish that basement -- put in the drain tile and an overhead sewer! 

I did not read all the comments, so forgive me if I am duplicating an answer, but I just have to put in my two cents worth.Being a Landlord is a business.  

I haven't put in an offer but I toured the property, talked to the tenants and reviewed the leases among other things.  

If you are buying only one or two properties, it may be okay to put in your own name with a really good insurance policy.

After all this, if you find you want to dig deeper and get more involved, then you might want to strike out and start buying and managing properties on your own.Investing in other people's deals can provide you with an education with a relatively low level of risk and without a lot of distraction from your real job that would come from those 2:00 am clogged toilet calls.All the best,Jonathan
