how many hundreds of homes can you buy in B ham for under 50k .. granted they need some love... but seems those would be a good fit start buying the burnt out landlord houses and let the folks buy them and use their sweat equity to fix them up.. but even if you give them to some people they still wont make it work.. when they have lived on public assistance virtually all their lives.. and know no other way of life.

Holding your rentals wont help when it comes to taxes, it's a pass through entity but will help you will liability concerns so if you find a lender that will let you purchase your first ones under an LLC I'd go that route.

I am now in the process of evicting their tenant, so even though I fired them 6 weeks ago, I will be still be suffering from their incompetence for months to come.There are a lot of great turnkey companies out there that don't cause me to lose my faith in humanity.
