Can anyone recommend an attorney in New Jersey  who has experience with "Subject To" Deals.

Colorado Springs has about 4,000 licensed real estate agents and 94% of first-year licensees will not renew their license (per the local MLS).As an example, I was recently invited to partner on an off-market wholesale deal that I had to decline because being a broker was a complicating factor that would unnecessarily hinder the deal.

I'am under contract with a property to purchase, assignable, fully disclosed to seller...If I get into contract with new buyer, bring that cash buyer to closing table, and I dont double close, or take title, am I doing a wholesale , ie assigning it, at closing, and getting paid the difference?

I would like to know if there are any webpages out there where a wholesaler puts up his deals for anyone to buy.
