I’ve heard of seller financing but don’t know how I would approach that and that is the only other thing I can think of besides coughing up 20-25% down which would completely wipe out the bank account.

Generally speaking it may be a struggle especially while you get your feet wet on how the process works, learning guidelines, etc.
