The PoA designates our company as AIF.Now, it's possible that back during the original closing we had the borrower sign TWO PoAs: One designating our company, the other designating an individual representing the company.Our original PoA was prepared in consultation with an attorney, but that was done well over a decade ago!

Hello, I would like to buy my first home as a primary residence in Florida.

So, now that I have my 401K going and an Emergency Savings fund good for 6 months of expenses, I wanted to begin investing and have decided I’d like to pursue REI primarily.

Aside from the responses above regarding the bank likely requiring the 20% funds to be yours, good luck finding any private lender willing to take a second position note on a 100% LTV for any %, let alone a tiny 3%.Now, banks do, at times, allow seller carried back seconds, but unlikely with no skin in the game from the borrower.

Any other tips on this situation would be appreciated as well. 

He would need to rely on one of the other tests, most likely #4 - significant participation, i.e. would need other investments outside of this partnership, and most likely other STRs. 

if they told you, i wouldn't deny it if it's an overnight or two or just plain visiting.Denying it would make you look like just an ____hole.
