The property had a bad AC that we fixed right away and a few weeks after purchase, a pipe broke in the yard and we fixed that within 24 hours.

Just to give you an idea, the guys that run the companies buying 100+ homes a year, they are calling wholesalers every week, asking them what they have.

This county as a 3 week turn around form the date filed.

I don't put in a full 40 hour week.

If we sell it we may get $120K I just saw a ranch that was listed for $160k which I thought was crazy high, sell in a week right down the road on a Main Street.

I started my first direct mail campaign for wholesaling last week, and lo and behold, I actually got my first lead!

Consequently one exchange option we are considering is buying a rental property in Florida we could use 2 weeks a year and possibly hold until retirement for full time use. 

I recently started marketing for deals and closed on my first off market property last week, and I have a few more in the works!

The goal is to close on two properties from these 200 letters. 1 property to my LLC for buy-and-hold, 2nd property to my LLC for fix and flip, working with two different sets of investors for each strategy.Also, will be doing an EDDM in the next week or two, targeting whole communities we are interested in.

Third, goals for next month: "Analyze" (at a very high level) at least 10 properties per week, be it MLS deals or deals I'm getting from a wholesaler.
