The past few years have really magnified that so I’ve decided I would like to only work on my own terms and ideally on my own investments.I’m located in Orlando which from what I’ve read here seems to be a cesspool although it also appears to have a lot of activity and presumably a lot of competition.It seems like unless you have access to an asset manager then you just need to move quickly on REO properties with few or no contingencies to get deals that pencil out to profitable rehabs?

I'm thinking about buying one or two rental single family homes in this neighborhood.Homes priced $130-150k appear to rent for $1200-1350/mo. in good condition and at least moderately updated.I looked at some dogs too but since I am out of town, I don't think I want to rehab extensively.My questions/concerns----The quality of tenant in that area??

On paper the property appeared to be a very profitable endeavor with each 1/1 unit renting for $550.The rose tented shades came off when I went to the property and talked to the tenants who was more than willing to talk (about each other).

Most rehabbers I know wouldn't have the first clue.The other thing that doesn't appear to be accounted for is any lender repair requirements.
