It has its own separate heat & airconditioners with separate controls for each floor, but the utilities are all one electric, one gas and one water bill.

HE insurance will not cover floods and since we are not in a flood zone (on a hill) we did not add flood insurance, but it will cover some things (overflow from our backed-up sump pumps and a roof).

Maybe low flow toilets and new low flow shower heads, LED lights, rainwater capture system and cistern to use that for landscape watering.

The insurance company paid out 8100 for the water damage and 5200 for the building that was drove into.
