Like Mark said, you have to look at rental restrictions, HOA fees and what they cover, and also watch out for special assessments that might be coming soon like roofs, painting, driveways, that can add several hundred dollars a month to the normal HOA fees.  

@Andrew Jambor Most of our clients that sell properties over million+ range use Single Property Websites I'm not sure if this would be applicable in your case but I have seen 22% faster selling rates and 1.25 million dollar higher sale rates in some extreme cases. 

The applicant with the most points and/or enough points gets the unit offered to them.

Going through the motions of an eviction even though you already have the property back, would prevent them for example from claiming that they were just out of town on a long trip, oh and btw where is that gold watch I was keeping under the pillow?

How we were taught was to look at a macro level and work down to a micro level, doing that indicates the activity first and drills down to specific applicable laws, regulations and rules.
