I had a plumber come and assess the issue, who said that while fixing the plumbing issue might be a one day job - there was sewer water damage that I would need to worry about since it can affect the floor, sub floor, base boards, dry walls, high voltage electricity lines (because of the dryer). 

We wasted many weeks taking on the backyard landscaping on our own to save a buck rather than outsource it all to professionals who would have costed slightly more, but saved us literal months of reno time.

I think it’s a waste of $

These items can be depreciated over 15 years: storm drainage, lighting, curbing, retaining walls, paving, fencing, etc.

But, for my first one/few deals I don't want to waste everyone's time.I would like to know your process. 

@Joe Splitrock, she and her kids out over 150 holes in the walls and all of the doors and flooded a toilet and broke two crisper drawers in the fridge, and had a dog that peed on all of the floors, and lost all of the keys, and drew permanent marker on all of the walls and doors.

I watched an episode where Brandon made such a scenario work... earn the seller's trust that they'd not be wasting their time and yet keep yourself protected by submitting provocative offer 'subject to inspection'.
