The flippers aren't complaining so much about getting stuck with a bad deal (because the good ones have done their own due diligence and avoided the bad deals) but that so much of their time is wasted with amateur wholesalers trying to talk to them about deals that just really aren't deals.By the way, these poor deals are also a hazard for wholesalers.

I have purchased 3 4-family units last year, each with 25% down on a commercial load from my bank.Now I am looking at a larger investment ($700,000) with a decent ROI of 13%, but I cannot come up with more than 5-8% of $700,000.Where does one get financing for such a purpose with only a small ammount down?
