I’ve stated in my initial posts that I am focusing on multi families, however the areas I’m finding duplexes seem to be places that I do not feel the most comfortable when I drive through them..

My current focus is property management.

One solution would be to dump all low-end properties and focus on mid to high level. 

I focus on short term rentals/ vacation rentals.

I can’t believe how many investors are so focused on buying and not how to KEEP THEIR PROPERTIES or KEEP TRACK OF THEIR PROFIT AND LOSS.

The former is more long-term focused whereas the latter is more transactional.If a borrower has no experience, lenders typically will ask for more down payment. 

Simply focus on building a bridge and help them help you.

I am getting married in November and promised my fiance that I would focus on RE education until then...My question is, is it too late to BRRRR this property and use the funds to repay my family member/potentially buy my next income property after I get married?

I would focus on finding a 2 bedroom (or something you can convert to a _legal_ 2 bedroom) if you can.
