When the vacation crowd diminishes, the rent prices fall and the prime properties are still prime but the RE that is just below prime may struggle.Today, and for the past couple years, both units of the duplex are STR all year and are booked virtually 100%.

My problem is the contract stated that one unit should be vacated on or before closing, and closing was originally 5/1..Here it is a month later and my agent tells me that the tenant hasn’t moved, and an eviction hasn’t been served and that she’ll sign a paper saying she’ll be out in 30 days, which I don’t believe.I don’t know if I should close with the tenant still there, or delay my closing until the tenant is evicted; is it possible to delay closing this long?

Though, if I found a place with 2 units or a beach condo I could live in when the kids are with dad and use for vacations (over 50% of time) that I could Air BNB out, I could make an owner-occupied house hack.And, through the power of Google and FB, I'm now getting hit with TONS of ads for real estate training courses, hard money lenders, and services that are supposed to help find leads, but I know they are ads, and really need to figure out how to vet all this stuff.Any suggestions for someone very serious but just starting out?
