do any of you pay for utilities and if so which ones?

I try to utilize that time to learn something vs just mindlessly listening to music.

Make sure you change the address on your drivers license, get owners insurance not landlords insurance, put all the utilities in your name, move in and rent out your previous primary. 

Same when you are dealing in luxury market price points where you also need 70% deals as your rehabs are typically very large, time consuming, hold times are longer, risks are higher, etc.In summary, you need to use these % guidelines only for quick analysis and not for purchasing decisions.

I’d be paying $200 a month on the mortgage plus the utilities.

Right now it houses all the homes utilities but I’d would like to convert back to an office.

I'd consider renting to nonprofits that have seller include the utilities.
