To me, that's not a big deal; I could leave McLean on a weekday at 5pm and be there by 6:30pm (with traffic).

If its a older style home even the wood floors without a poly overcoat,   just blend in the stain on high traffic areas looks better than carpet.

From here I'm now in a position where I spend no time marketing, if I want more leads than I generate organically via website SEO I drive more traffic to the site via paid google or facebook ads and I can pretty much be as busy as I want to be.Also no matter who calls me, I can help them.

If you are getting traffic, but no offers, it may be that buyers are thinking to themselves "he only paid 127 and now he's asking 229 - sure it looks great, but there's no way that he spent 100k fixing it up".I have one of my own on the market and I suspect that a similar situation is happening to me.
