My thought process is that if I have to deal with the traffic I should make some money off of it at least. 

To me, that's not a big deal; I could leave McLean on a weekday at 5pm and be there by 6:30pm (with traffic).

If its a older style home even the wood floors without a poly overcoat,   just blend in the stain on high traffic areas looks better than carpet. 

Plus the traffic is horrendous here so I cant exactly live 30 miles aka 1hr+ from my day job in west Austin /  Lakeway are.

From here I'm now in a position where I spend no time marketing, if I want more leads than I generate organically via website SEO I drive more traffic to the site via paid google or facebook ads and I can pretty much be as busy as I want to be.Also no matter who calls me, I can help them.

If you are getting traffic, but no offers, it may be that buyers are thinking to themselves "he only paid 127 and now he's asking 229 - sure it looks great, but there's no way that he spent 100k fixing it up".I have one of my own on the market and I suspect that a similar situation is happening to me.

Patrick, it's true that he may miss some traffic from poor SEO, but the broker's site should link to him under the "our agents" tab.

Office buildings won't get the same kind of foot traffic from the public that something like this might.

Also be sure to register your business with Google, Bing and others, as well as putting yourself on yelp, I get a lot a traffic from these sites.4) As to the rates charged, as mentioned above, this all comes down to how much your time is worth and the dollar amount in question.
