Starting out in Fort Walton Beach, FL

Hi all, my name is Tom Pollard I'm currently a buy and hold investor in Fort Walton Beach, FL.  In the past year I've purchased a couple REOs  and managed to get one rehabbed and rented out while the second is on hold due to some unexpected work obligations.  

The first property has appreciated nicely and I plan on financing it in the next month or so. Thanks to the bigger pockets calculators I can see it will still cash flow! My next move is to use the money I pull out of the first property to provide down payments on another SFR for buy and hold as well as a condo or townhome for a short term rental.

The biggest challenges I've found so far are finding reliable contractors to complete the rehabs and managing long distance.  

In my spare time I love offshore fishing and enjoying the beautiful beaches of the FL Panhandle, if I anyone would like to trade fish filets for handy man work, please let me know!

I where can I find your STR 101? I'm sure I'd glean lots of good info from it. Hopefully you reveal where to find cheap/quality towels!
