I have yet to close on a deal but when I got overwhelmed with info, gathering and drafting scripts, drafting other documents, collecting leads, running comps, doing property analysis, researching properties from multiple lists and bandits signs, I said to myself 'if I don't call someone now I will never get to closing', I had to take my first step towards a deal. 

I saw 1-6 days with multiple offers.

So, owners who live out of state or have multiple properties that they own and have owned for 10+ years.

You also don't have all or most of your cash tied up in multiple deals all at once.

The wi-fi is really cheap here about $60 per month and I was thinking about offering that as an incentive to my tenants but I spoke to on of the installers and he said multiple devices accessing the network would slow access to the cameras and that's the last thing I need.

The only reason I didn't continue in real estate at the time was because I moved across state lines multiple times the last 10 years (about to move to Indy) and I focused on my current career path rather than learning new markets over and over.  

The owner has multiple properties that he is starting to offload and these are just the first two.   

@Alice K.I love the advice, I'm currently looking at email marketing programs that can have multiple lists.

On MLS deals in the twin cities I lost 3 cash offers in the last 2 weeks due to multiple bidders.

Personally I don't see the need for a PM until you have multiple trades (not basic labor, cleaning, painting, etc) that need to be coordinated, scheduled, and the job lasting longer than a couple weeks.
