I'm not going to to lie, you hit a ton of doubles and triples, but one strike out and you could be out 100k or more. 

One flat out lied on their ad (said he was an owner moving out of state).

To be convicted of something like that means this person has a tendency to lie, cheat, & steal.

I'm also a technology conference organizer, author, and public speaker.

I would rather use the same tools, technology, strategy as investors I have seen be successful then worry if my site looks like someone ranking at the bottom of page 1.

It turned out that it was only a legal 5 unit so that specific deal ended up being killed for multiple reasons, but my experience is the same as yours, that it's a persistent problem.I have partners who have basically lied to the insurance company and bank to close the deal, but then addressed it immediately after closing by rewiring the building.

My concern more lies around the possibility that, if the original tenant moved out and the new tenant stayed, how would the security deposit be handled then?
