Paid records search shows Feb 19, the bank filed suit to vacate sheriffs sale and set aside sheriff's deed.Paperwork shows the home was transferred back to (foreclosed upon person) and the bank paid the legal fees.I don't at all understand why they would sue to transfer title back.

I will use this info to better calculate potential profit on future houses we consider for flipping.SCOPE: new floors, cabinets, countertops (quartz), 8ft island with butcher block and prep sink, relocate powder room, add laundry room w/ stacked washer/dryer, new driveway, new vinyl siding (removed brick facade on front of house), new furnace/ac, paint throughout, carpet bedrooms, minor updates in bathroom, new front windows, new roof, update fire places, new appliance suite, fixtures, new lighting, updated electrical, some gutter and drainage work, new concrete patio to replace existing pavers.I drew this floor plan using MS Visio.

i'd say make the choice that creates the best ROI. these days i'd say an open floorplan with large kitchen/master suite/bathroom are the essentials.don't over design/analyse. keep it simple. you will not be living here, so there isn't reason to go overboard with fancy layouts and re-engineering a house with good bones.This is your business.
