It is much more frustrating to write offers for buyers who claim they are legit buyers, only for them to keep submitting offers at 60% of asking price when the true value is clearly much closer to the asking price.

I got fed up with the REO when they pulled the "we have multiple offers please submit your best and highest". 

Does anyone have the name of a free software I could download that doesn't imprint a watermark, is not limited to converting just the first page, and will retain hyperlinks when converting?

They have to submit the paperwork for the summary judgment hearing.

If they have not been countered or you have not had a response, you may need to re-submit.

Some of them will take the standard contract and cross things out, add stipulations, and/or add addenda, and if you don't submit the right contract with your offer, you risk having the listing agent or the seller not even consider it.I would recommend doing one of two things (in this order):1) Find a buyer's agent to represent you, someone who is experienced in offering on REOs and who can guide you through the process; or2) Call the listing agent for the property(s), and have him/her submit the offer on your behalf.

We are working on getting our expenses down and using budgeting software to help with that - do you recommand any.

The Defer'Em tool listed in the software directory (http://www.biggerpockets.com/software.htm) is very useful, I recommend you use it to plan ahead for 1031 exchanges.

When I was tweaking my BP profile, I noticed that there were occupation labels for Architect, Contractor, and other real-estate-related design/construction professionals, but there was not one for Engineer.I submitted a request via the Contact Us link to add an Engineer label.
