Negotiations do not stop because you are in contract, however. 

Particularly a Sunday afternoon for me so I could make it down to Milwaukee for a visit with some friends on Friday night and Saturday night and stop to network on the way back north.

Good day my name is Wayne nice to meet you I'm a 37 year old guy looking to purchase a motel/ multi use building on Vancouver island without much experience in the industry but have a great determination towards this project Iv spent most of my life on the hiway and believe that running a small resort is my next major venture.

I'm also curious what should an agent provide their investor clients.I am in love with the rental and flip calculators here on BP and have been using it non-stop to analyze deals for my personal use.

That always works take the extra time to stop in and say hey and tell them yourself as an agent!! 

Treat people well (as people have said here - treat people as you would want to be treated or as if you were the buyer or seller yourself - step into their shoes) and you won't need to spend much or anything on advertising yourself online, bus stop signs, etc.

I also started on this venture late in life.  

I'm new to real estate investing and have been reading books, forums, webinars, etc.I've made up my mind to buy my first property in 2016Even though a lot of people would say I'm in the least desirable place for this venture, I know there are ways to make it happen.Looking forward to learning from each other (I'll be learning a lot from you first) and continuing with this noble and patient road to wealth creation.
