Personally I would not change anything and generally stay away from paint on wood so as not to have to continually do repainting.

They didn't ask if I was about to quit the job that qualified me for the line or if I planned on staying in the collateral. 

A lot of management firms paid attorneys to write their agreements and might not feel comfortable altering terms.

@MariaIts great that you have a private bathroom for the guest.I would certainly do a rental agreement (independently of what portal you will use).Re: background It all depends on your comfortable level.
