Well, just to start, you are the one buying it not them. 

I am doing this because this is not the only property I intend to buy so I thought I should start off with an LLC now.

Each house is set up in an LLC.Before we started working with our partner, we did a couple of hard money loans for flips, which went fine.

They need to be certainly unambiguously hiring you with a specific start date, salary, etc.

Shortly after moving in, this house (built in 2006 so 18 yrs old) styarted having issues - cooktop working erratically, they replaced it with a high-end (GE Profile) new one.....Dishwasher started leaking, replaced with brand new GE Profile. 50 Gal water heater went out (elements) they replaced.So in just 6 months, they have spent about $5000 on me.

dont know what a IOS is .. is there a tab where you can just open it up and there is the list old podcasts starting at 1 and going forward.. ?
