The pool and the fact that it might become the best house on the block are two red flags for me.  

The fact they did not give me straight answers has a BIG RED FLAG going off inside my head, yet like I said maybe it is just they see any thing that is not a loan app as a waste of time. 

Should the fact that they are a surplus lines insurer raise any red flags?

I'm glad you are thinking of the financial aspect of the relationship but just be careful how you come across, if I had a girlfriend wanting to move in and be written on the deed that would be a red flag hard to shake. 

Often you will see listing's that have a "remodel" in progress and the owner may have run out of money. been red-tagged, or had other situation that forces them to sell.

Much better to negotiate when you say you will close next week, AS IS, vs a month and needing an inspection, Most wholesaler contracts are " We will close if we find a buyer". 30 days is a red flag.
