I'm hopeful with our combined savings and possibly her dad or other private lenders, and my construction skills and time, we can start to lay the right foundation for our future.

To be clear, I have not read the case transcripts or anything like that, but if it is so simple for a skilled attorney to poke through the separation between a person and the company they own, then it should be child's play to pierce the veil between 123 Main Street LLC and 125 Main Street LLC, both of which obviously do the same thing.  

A joint venture and syndication may often look alike but, really, are governed by vastly different laws.Primarily governed by a contract law, a joint venture involves a few business partners who, regardless of whether they invest in the deal or not, are all actively involved and each contribute unique skills to the overall success of the project.

Of course, work your own numbers - wholesalers tend to cherry-pick the highest comps for ARV and not all of them are skilled at estimating renovations.
