I've thought about this for when I purchase my first rental, thinking I too don't want to deal with coin collections & was reminded of what was done when I lived in an apartment complex...I rented a full sized washer/dryer from the complex for an extra $100/mo.

I can't opine on TOPA (started reading up on it when we were sizing a deal for a client in DC, but that was one deal I didn't mind losing) but as it relates to the Section 8 tenant, there seems to be a little confusion, although it might just be syntax...
