If your goal is holding the property, say for 12 to 15 years (depreciation) you need a "sinking fund" contribution for capital expenses as Jon pointed out.

While I presume the stove and frig go against the outside wall to the left of the sink area, the viewer may not pick up on that.

I think this is something that people who cut it too close in RE don't consider - anything that goes wrong is going to sink someone that close to the edge.

But once you sink 20% or so into the mortgage on a couple of properties, you will be low on money, not have anything approaching "retirement" cash flow, and also find yourself  out of bullets to hunt new properties.
