Ask yourself, is Subject as nice, as big and in overall similar condition as Sale 2?

Clearly the other similar way to do this is simply escrow nothing and call on the investor for full investment only after the investment is identified.

It all depends on what properties are selling for in that particular neighborhood similar to the one you are interested in purchasing.
