I personally advise against buying a property sight unseen and recommend that clients come out to see the property once it is under contract, and scheduled for an inspection.

Once owned, my wife and I - with the help of our local, handyman buddy - spent about 2 months (just weekends and nights after work mostly) painted every inch, new carpeting in bedrooms, fixed some wood rot outside, new fixtures, mirrors, appliances, stained the back deck and did some landscaping.

I'm not in a flood zone, open to wood frame but prefer block, and since it's not a super high dollar area the build would be simple with basic but quality finishes.Having the septic done should not be an issue.
