Since it appears you're trying to create a buyer's list - why not attend some local meetups and REIAs in your area and see who the cash buyers are at those meetings.

Accordingly, based on logic, it appears that you may be able to utilize one California LLC to own/operate one or more out-of-state LLCs, and you would only need to pay one CA franchise tax fee.  

I bet credit card issuers have that process down...I would in thier shoes.

I think you have the right intentions but it appears you got some of the information partially right and partially wrong.

Usually they know just enough to sound smart, and make it appear as though they are a master or real estate mogul.

Does a lender consider that amount exactly or is there a formula they use to allow the monthly disability income to appear a little higher for loan amount approval??
