It's not clear to me how setting up some new platform to get those who are "spinning their wheels" is going to improve their situation. 

His ex wife (also on the show) introduced him, and then inexplicably told that they had lost all their money trying to fix and flip when the economy went bad, that they filed bankruptcy, that her husband went into a state of depression and refused to look for a job or even leave the house for three months, that she contacted an old “mentor” of his in Las Vegas, that she got him to go with her to Vegas, and that this mentor had set up the program, marketing etc that he was about to pitch.

Once upon move out, we had tenants claim that the plumber that had only months before replaced the wax ring and re-set the toilet left it all loose and wobbly with a broken seat and they refused to take responsibility for it's condition.  

Why not just do a promissory note with a set interest rate for a set number of years.

For inexperienced investors with limited cash reserves, mistakes on an inspection could even lead to bankruptcy, so it's not something to take lightly.

I read somewhere about setting up US LLC - but I don't know how quailified the person was - my own understanding is for a Canadian to set up US LLC, we will be exposed to double taxation.

Staying outside of the city limits or being on the outskirts of the city would likely be your best bet.
