Appreciation seems to be the play and I believe Nampa has seen an 8-9% increase since last year.

They seem to be a better bang for your buck, assuming you can keep them rented. 

I understand Cleveland has some of the best and biggest hospitals in the nation but after reading statistics from Furnished Finder it seems like the demand of traveling nurses does not reflect the current growth and magnitude of the healthcare industry in the area for whatever reason.

Revenue management seems a little off to me

I am not an expert in this area, but it seems that I am the one that has to point out to the CPA my deductions for the properties via my research....  

I've read up on Landlord/Tenant  law on Texas State Law library government website but seems those laws are geared towards landlords with full unit rentals.

I think the ADU will add decent equity to the property since everyone seems to be looking for space for elderly parents or just a separate area to work and/or play.

When I read that, I thought that it seems to be wildly exaggerated and wondered how the author would know.

He seems very busy and maybe slow/lack of communication to keep client in the loop.
