Not many white collar folks as they tend to want to be in higher-end areas. i selected my current tenants based on the fact that they were married and both disabled vets meaning that they get guaranteed checks every month and had their deposit and first-month rent ready to go.

If you don't have a large pension or large 401k to draw on, then add in long term disability insurance.
