If you are worried about finding a bad mentor or tire kickers you have 2 routes in my head.1.

This is the route I would pursue first. if you try to kick them out based only on the idea that the lease is forged, you are likely to be going into a very long, expensive legal battle.

So definitely I will have to refinance the ARM if I go that route. 

I agree with going the route of a solo 401k vs SD-IRA. 

Counter space is very small to begin with, would it make a worthwhile difference to go the granite route for durability and aesthetic?

I would talk to some note investors to find out what they like to see in that kind of note to make it an attractive purchase so you can get those types of provisions in your arrangement if you decide to go that route.

In our case we went the compassionate route and agreed a  month for the family to move out - they agreed to pay rent for that month but didn't.

That said, persistent moisture in crawlspaces can affect foundation stability in some instances, in that case its usually better to address the moisture intrusion at the root cause ie, routing water around the perimeter of the home via french drain system.
