They were supposed to have them painted back to original color prior to moving and carpets were not cleaned professionally.  

My 1st year in real estate I could make an add on postlets and post it to craigslist in color and with very unique formats and all my properties would rent in just a few days.

My San Mateo rentals rose only 5% but my property rose about 8.5%.

Things like: a ceiling fan, one room of custom color paint, a microwave hood, small storage shed, etc.  

You might consider painting the home, or at least rooms that are painted bold colors, a neutral color that does not make them seem too big or too small.

I can tell you that in my area that looking at assessed values is like checking to see what color a house is-who cares?

They will probably give you a proforma which is just a view of income and expenses through rose colored glasses. 

Lighter colors hide everything.

Write one note on plane white paper, lined.Then copy it onto plain white paper (or yellow) with no lines but in color mode.Your note and the lines will copy onto the new sheet and should look hand written.
