County appraised value

Hi BP, I'm relatively new to the site and I'm going to start off with a quick question...

How would I find out the county appraised value of a multi unit I'm looking at? I looked at the county assessor site but the assessment seems low (if I'm looking at it right)... is there a multiplier? Also, how would I understand what the potential value of the 3-plex would be? The funny this is, it is a small town and this is the only zoned multi-family property in the area... Thanks in advance!

A county site is really not a good resource for values. Actually, you will need a licensed agent in your area who knows actual comps that can give you some REAL values. I can tell you that in my area that looking at assessed values is like checking to see what color a house is-who cares? I do not even look at that information personally. I look at real sold listings that have actually sold. In your case you would need to message @Brandon Turner to help you understand how to evaluate multi-family deals. I really think Ben Leybovich would really be a big help in this situation! You should message Ben and see what he says.
